General Rules For Mold Testing Kits

If you are unfortunate enough to have to test your home for mold, you are probably thinking that this is going to be a pretty inconvenient thing to have to do.  Well, it might not be fun to think that you have disease-causing mold living in your house, but doing the actual test to determine if it exists is not really that hard to conduct at all.  Whatever kind of test kit you end up using, the directions on the package must be followed to the exact letter or you will probably render the test useless.  There are a few quite general rules that you should follow to get the most out of your testing kits. 

If you can see the mold growing in your wall, ceilings, carpet, or on anything else in the home, you do not really have to do any guesswork as to whether you need to test the home or not.  If you see anything like this, do not only test that room; test your entire home.  Every room needs to be tested and this includes the ventilation system, because it extends to every room in the house and if mold is growing in the vents, it will spread to the rest of the house. 

Run the air conditioner or fans in every room in your home before you put out the test kits so that if there are any mold spores in the room, they will be stirred up into the air and will settle down in the kit.  Do not set them up anywhere high; a coffee table or somewhere around the mid to low level of the room should be fine.  If you set them up too high, you may not get a good sample.  

If there happens to be mold growing visibly on anything, you can use a piece of scotch tape to lift the mold up off the surface and place it into the test kit.  There is a method that you can use involving scraping some of the mold into the kit with a knife, but since this can stir up mold spores even more, unless you are wearing a respirator, you are probably better off using the tape method.

To test the ventilation system, the best thing that you can do is tape a test against the grill of one of the ventilation ducts so that the air coming out of it is hitting the testing kit at a 90 degree angle.  This will allow you to get the maximum amount of exposure.

Water Damage and Your Homeowner’s Insurance

Not surprisingly, water damage is one of the most frequent causes of home insurance claims.  Not many people like having to discover what is and what isn’t covered by their home insurance policy, but that’s often the way that it goes.  A pipe bursts in the basement or an appliance such as a clothes washer or dishwasher begins to leak all over the floor while you’re gone on vacation and all of a sudden you find yourself wondering if you’re covered.

For example, if a pipe were to burst in the home due to a drop in temperature and you had left the home vacant and without the heat necessary to keep the pipes from bursting, you might not be covered.  They could possibly deny you due to the fact that you did not take the necessary action that would have prevented the event. 

If your bathtub overflows, you should be covered, even if it’s just because you were on the phone or tending to another matter in the house and simply forgot to turn off the water.

In most cases if a major household appliance such as a washer or a dishwasher suddenly malfunctions and water spews all over the floor and causes damage, you are covered by your homeowner’s insurance.  You’ll have to pay for the cost of fixing the washing machine or dishwasher yourself, but any damage caused by the water itself should be paid for by your policy. 

If the cause of the damage is heavy rain and the water leaks through the roof or floods into the basement and the house itself and items inside it are damaged, you should be covered for the cost of the water damage to the interior of your home.  The damage to the belongings inside your home is probably not covered, however; if the roof leak was caused by a tree limb falling on the house, then the damage to your furniture, roof, and interior should be covered to a reasonable extent.

One of the major causes of water damage to homes, however, is usually not covered.  This is a flood.  Unless you have an insurance policy that specifically identifies a flood as a source of damage to the home, you aren’t covered.  Flood insurance needs to be purchased from the federal government and your local community should be able to give you information as to whether or not they participate in the National Flood Insurance Program.

Mold and Ways to Avoid It

A little known fact about mold is that it is everywhere, even the air we breathe. Mold is a form of fungus that grows everywhere in the world, of which uncountable quantities of species and colors exist. Despite the fact that most molds are harmless and come in pretty colors, there are some to be sure to steer clear from. A prime example of dangerous mold is toxic black mold, which anyone would be afraid of dwelling in their houses. Black mold is a highly toxic mold which many people are allergic to, not to mention the health complications the mold brings on its own.

Mold is a very sneaky fungus which can invade your home from outside, or leaky plumbing, or even condensation due to high humidity. Mold loves to grow where there is a lot of moisture in the air or even where there is water in general.

While at first glance mold may not seem like something to write home about, it is an ugly force to be reckoned with. Molds can cause very nasty health problems, and can ruin furniture, clothing, and food. If any of these are plagued with mold, it will take rigorous scrubbing and sterilization before they can be used again, if it’s a good idea to use them again at all. Some items are best just thrown away, like the aforementioned food and clothing. If one discovers a mold infestation, one should remove the mold through any means necessary, including cleaning kits, or different testing. If neither of these works, it is highly recommended to call in a professional to evict the mold from your home, because no one wants something living in their home that doesn’t pay rent.

Some should worry about mold more than others. Small children, elderly people, and basically anyone who is afflicted with a respiratory condition should be cautious. Anyone whose immune system is weakened, pregnant women, anyone freshly out of surgery, or chemotherapy patients are also at high risk.

It is actually easy for one to prevent mold from tormenting your living environment, as long as you make sure to be consistent with home cleaning habits. It is important to make sure that your home is fairly dry and cool, with as little moisture as possible. The most popular hang-out spots for mold are the basement and the attic, which like to attract humidity. Any spill that occurs in a bathroom or kitchen should be cleaned up quickly, but thoroughly. Do not allow standing water in any place in the home, or it will become a hotbed for bacterial infection which leads to mold. It is also important to draw heat and moisture away from your home with fans, and a good ventilation system.

Two approaches for Brooklyn and Manhattan kitchens

There are many major differences between the kitchens found in Brooklyn and Manhattan apartments that are worth knowing if you plan on managing property in both boroughs, or if you plan on making renovations to an multi-family or single-family dwelling.

Most pre-war Manhattan apartments will have newer appliances – not more than 15 years old. This is because there is proportionately more large property managers in Manhattan, who, because of their scale, find it easier to replace old appliances rather than fix them. Conversely, in Brooklyn, older places will usually hold older appliances from the last generation of renovations made on Brooklyn dwellings – most of which were made during the late 70’s and early 80’s, though there is certainly a movement towards large company property management that can be credited with bringing many a new appliance into gutted and converted Williamsburg and Ft. Greene walk-ups. Brooklyn cabinets will also run bigger and older, and may need replacement, where Manhattan cabinets will be newer, but often lacking in personality as large property managers install kitchens straight from the floor of Home Depot.

Special Notes:

Rewiring an old guitar using the stock wiring diagram can be very frustrating.  Wiring diagrams, whether stock or for a custom upgrade are mostly hard to find, and in many cases hard to comprehend, thus making them unlikely to work well.

Every diagram and part we list is fully tested many times to insure you get the vibe you want. Not only that, every component is designed to give outstanding life and the best tone that you have ever experienced.

The guitar wiring kit shown here is a 5-way lever action switch for all 3 pickup Fender Stratocaster’s, and other 3 pickup guitars. The kit has very detailed directions that are very well explained so most people will understand them with no problems.

Realistically speaking, so many people have their own personal wiring setups and parts they may interchange that GuitarPlayersCenter only feels comfy dealing in proven setups. In fact one of my personal fav’s is a  setup that includes an EMG-SPC control knob being installed in a Stratocaster. What a great switch,  at least in my opinion. Don’t make a mistake, if you are not inclined to doing these upgrades, then take it to a competent luthier/guitar maker.

Remember to use a solder gun with a replaceable tip , top line solder and flux and don’t get the switches too hot.
